ASK QUESTIONS

  • Does the inspector have academic instruction in the theory & technical aspects of Structural, Heating & Air Conditioning, Hot Water, Electrical, Plumbing, Sanitary Systems?
  • Has the inspector passed technical proficiency exams in these systems.
  • Has the inspector had “hands on” field training seminars in these systems?
  • Does the inspector attend quarterly technical training seminars?
  • Has the inspector performed at least 10,000 inspections?
  • Does the inspector have more than 25 years of experience as a home inspector?
  • Is he a certified ASHI home inspector? American Society of Home Inspectors.
  • Is he an NAHI member? National Association of Home Inspectors.
  • Does he have a State Building Supervisors’ License?
  • Is the report a type written narrative at least 25-50 page?
  • Does the report have pictures of defective areas?
  • Does it give a manufacturers normal life expectancy as well as an actual approximate age of the materials/equipment?
  • Does he have a website so that you can learn about his experience, education, training, the type of report he does? References?
  • Does the inspector carry “ Errors & Omissions Insurance?
  • Liability Insurance only protects the inspector not the buyer.
