REASONS TO HAVE A HOME INSPECTION

YOUR INSPECTOR MATTERS

Who you choose as your inspector is really important & can have serious ramifications if you don’t choose wisely.

If you choose an inspector based on how much they charge & pick a cheap price then you very well could get a “cheap” inspection. An inspection, but short on details.

Many inspectors have a “fixed costs of doing business” each month. So when an inspector’s fees are low, it can mean that he/she must do 2-5 inspections per day to make up the difference.

Ron doesn’t do that. He doesn’t have a time limit on the inspection because he has to run to another one. Typically his inspections can take 2-5 hours + 2-3 hours office time. It is important to him not to be rushed but to be thorough.

INTERVIEW THE INSPECTOR/ASK QUESTIONS

Talk to the inspector who will do your inspection so you can learn something about him. Get a “feel” of him.

Ordering an inspector from an order taker means you don’t know who the inspector is or anything about him.

An inspectors’ academic education, professional training, experience are very important qualities to have in attaining your goals.

Many qualified inspectors have a construction related degree from an accredited university.

Ron has a BS from Syracuse University in their Business/Contracting & Construction program.

Graduated from Wentworth Institute of Technology in their Construction program & has a Certificate from Northeastern University in their Home Inspection Program. He knows what he is doing.

Ask what exams have they passed on their competency as home inspectors? Ron has passed ASHI technical exams both written & verbal.

What professional training by accredited agencies do they have? Ron has taken many technical seminars from ASHI NE, New England Fuel Institute, Keyes North Atlantic- HVAC - electrical consultants/contractors & other agencies over the course of 27 years.

Ron is a 4th generation builder, & been in the building field for 54 years. He has worked at most trades.

How many fee based inspections have they done? How many years? Ron has done over 10,000 inspections over 27 years.

What type of a report do you get?

Check lists are reports where the inspector checks off boilerplate lines & boxes, may scribble notes that can be difficult to read & hand you a 5-10 page report.

Narrative Type, Ron’s type report, are a more detailed report, type written, usually 20-50 pages with pictures. (a picture is really worth a thousand words), normal life cycles of components & detailed explanations of the defects observed, what they mean to you & how soon you should repair/replace them. This helps when you are trying to determine how much the repairs will cost you after you close.

Ron is always taking seminars/courses, reading technical journals to further his knowledge & to keep updated on the latest developments in the residential & commercial inspection profession.

He maintains an extensive research library & is connected to ASHI national’s research library.
